Le Vieux Presbytere actually comprises of 3 houses. The Old Presbytery, the Vintners House and the Sisters' Schoolhouse
The Main house was built in 1870 as a school for Nuns, whereas the former Presbytery dates from C14th, and has been stunningly renovated for use as a Villa/Gite.
The 2nd gite, once the home of the local wine producer, which was made in the barn, also dates from the 1800's. The barn (cave), is 2 stories, with vast amounts of storage/garage space, and has huge potential as conversion project. There is also an old stable, currently housing the central heating boiler for the gites, would make an ideal, smaller, renovation project.
The feature gardens are beautifully laid out, with 2 lawns, well established borders and rockeries, fig and plum trees, a 6x8 metre pool with terrace, pool bar and an additional shaded lounging area. 2 wells keep the pool full, as well as watering the gardens all summer (avoiding HUGE water bills). The entire property is walled, the only access being up the gravel driveway.

The 1st floor consists of 2 bedrooms (one very large, and a modern bathroom. The master bedroom has a staircase leading to the Mezzanine floor, which has more living or sleeping space, and a modern shower room.
Gite Henri has a large hallway, leading to a shower/wc room, and the open plan kitchen/living room.
The first floor consists of 3 double bedrooms and a bathroom. The stairs continue to the top floor whch is currently unused, however this could easily be converted for extra living space
The building are all in sound condtion, in excellent decorative order, with lots of character.
There is room to make improvements, and several potential renovation projects should you wish to go down that road, howver very little is actually needed.

The gite business has proved to be successful, with many return visitors and recommenations. By expanding the B&B business and weekend courses, there is the possibility to a potenial income easily in exccess of £40,000. Despite a village setting, we have all the amenities of Carcassonne withing 5 - 15 minutes drive so Le Vieux Presbytere is ideally located to maximise potential income from tourism, and it's close proximity to the airport.
