Area
Carcassonne is famous for it's walled mediaeval city. At the heart of the wine region, the Mediterranean, Pyrenees and Spain are all withing easy reach. With a short winter, the region is popular with sun seekers as well as those with a thirst for history and the relaxed way of life
Property
Le Vieux Presbytere actually comprises of 3 houses. The Old Presbytery, the Vintners House and the Sisters' Schoolhouse

The Main house was built in 1870 as a school for Nuns, whereas the former Presbytery dates from C14th, and has been stunningly renovated for use as a Villa/Gite.

The 2nd gite, once the home of the local wine producer, which was made in the barn, also dates from the 1800's. The barn (cave), is 2 stories, with vast amounts of storage/garage space, and has huge potential as conversion project. There is also an old stable, currently housing the central heating boiler for the gites, would make an ideal, smaller, renovation project.

The feature gardens are beautifully laid out, with 2 lawns, well established borders and rockeries, fig and plum trees, a 6x8 metre pool with terrace, pool bar and an additional shaded lounging area. 2 wells keep the pool full, as well as watering the gardens all summer (avoiding HUGE water bills). The entire property is walled, the only access being up the gravel driveway.

Set at the edge of the village of Grezes, surrounded by vineyards, with views across to the Black Mountains, this property is ideally located within a short drive of Carcassonne Airport, motorway links markets, Carcassonne town centre, and 'La Cite' the medieaval walled, which is regions main attraction (ALL within 15 minutes drive or bus service from the village). Additionally, the beaches, Spain, Andorra, Mountains and all the regions historic sites are and easy day out.

The Main house (School House) is at the entrance to the property. It has gas central heating, (heating tends to be expnsive in France, and is needed more than you would think. This new system is ecomonical and extreamly effective) Oak framed double glasing throughout, and comprises of:

Courtyards front and back.

54m2 living room, recently renovated with solid oak flooring and origional, partly exposed stone wall. Door to hallway, and opening to;

30ms Dining room. This would make an ideal kitchen diner, with water an gas already in place. Door to;

The fully fitted kitchen (4 years old), with newly installed De Deitrich gas boiler

Hallway, with WC under the stairs, leading to first floor.

Master bedroom including built in wadrobes, quality en suite shower room

Bedroom 2 Large Double with built in wardrobes.

Bedroom 3, Double with integral wardrobe and fireplace

Main Bathroom, origionally the Chapel, this spacious room has a vaulted ceiling and stained glass window

Stairs to top floor (all the floors on the 1st and 2nd floors are the origion floorboards, which are in excellent condtion)

The top floor is currently used for storage, but could easily be adapted for extra living space/bedrooms, and stil leave plenty of 'attic' room)

At the back of the main house is a single car garage, attached to the 2-story barn (formerly a 'cave') which is approx 60 x 20ft.

Gites Lily and Henry.
These stunning properties have an internal adjoining door, so the can be used as one house, or two, offering the much needed flexibility when renting. Together they can accomodate up to 11 person easily, but this could be increased.

They can be sold fully furnished and equiped, ready for renting, along with satelite TV, linen, towels and web-site. Each gite has central heating and it's own terrace wit B-B-Q. Gite Henri also has it's own private garden (with watering system) and air-conditioning

Lily has been supurbly restored to comprise of 3 story accommodation Access is via a large terrace into the lounge/dining area, with origional stone doorway leading to the fully fitted, modern, kitchen. The adjoining door to Gite Hernri is located in the kitchen. Up a few steps from the dining area, is a small, rear courtyard. Under the staircase is a WC.

The 1st floor consists of 2 bedrooms (one very large, and a modern bathroom. The master bedroom has a staircase leading to the Mezzanine floor, which has more living or sleeping space, and a modern shower room.

Gite Henri has a large hallway, leading to a shower/wc room, and the open plan kitchen/living room.

The first floor consists of 3 double bedrooms and a bathroom. The stairs continue to the top floor whch is currently unused, however this could easily be converted for extra living space

The building are all in sound condtion, in excellent decorative order, with lots of character.

There is room to make improvements, and several potential renovation projects should you wish to go down that road, howver very little is actually needed.

Features
The gite business has proved to be successful, with many return visitors and recommenations. By expanding the B&B business and weekend courses, there is the possibility to a potenial income easily in exccess of £40,000. Despite a village setting, we have all the amenities of Carcassonne withing 5 - 15 minutes drive so Le Vieux Presbytere is ideally located to maximise potential income from tourism, and it's close proximity to the airport.
